10 Overlooked Items On Your Tenant MoveIn Checklist provides tenants a list of items that may cause headaches because they are not checked when moving in to a unit. If you plan on moving or have recently moved into a new place, the list may save you time and money.

Checklist
1. Know the location of the electric panel and check to make sure all
breakers are on, particularly the hot water heater.

2. Know the location of the fire extinguisher if provided, check the gauge to make sure it is in the green, and purchase a fire extinguisher if none is provided.

3. Not only check the location of smoke detectors, but also push the test button to make sure they work.

4. Run all appliances and make sure they are operating properly.

5. If outlets are present in the kitchen and bathrooms that have a built in circuit breaker, make sure they are working by pushing the RESET button on the front of each outlet and plugging in a device.

6. Turn on all hot/cold faucets in kitchen and baths to make sure water is turned on, flow is good, and hot water heater is operating. If hot water is not working, check the hot water heater breaker in the electric panel.

7. When faucets are running, open cabinets under the sinks and check for any leaks/drips from valves, hoses, and drains.

8. Flush all toilets and make sure water stops running once tank has filled with water.

9. If the property has central air conditioning, know the size and location of the ac filter. This needs to be changed monthly, and sizes differ by manufacturer. It is helpful to write the size of the filter on the ac unit if it has not already been done. The ac filter keeps dirt out of the ac unit so it runs smoothly and efficiently. If the ac filter isn't changed, the unit may have to run longer to cool the property resulting in higher electric bills. In addition, if the ac unit is dirty because the filter has not been changed. the landlord may charge you to clean the ac unit and duct work causing you to lose a large portion, if not all, of your security deposit.

10. Ask your landlord to show you how, if possible, to turnoff the water to your unit if there is an emergency. If there is a valve, it is usually outside and on the front or side of the property.
