There is a lot of misinformation spreading about this $40k grant, and the program is changing so quickly that it's hard to get current information. Charles Edington from RenoFi is here to offer professional advice in the pro tip of the week in our Facebook Group (that is a sponsored thread)

The biggest piece of news is that you can get the $40k grant without working with one of the lenders on the ‪@calhfa‬ page. You can now work with special entities like ‪@HPPCaresLongBeach‬ to qualify for the grant even if you bring financing from another lender, or even if you don't use financing at all.

Additionally, that means that homeowners who didn't have enough equity to qualify for the loans being offered previously may have a big opportunity to work with a company like RenoFi that will take the future value of your ADU into account when determining your equity.
