To begin, hosts must obtain a shortterm rental license from the City of Toronto, which involves submitting an application, paying fees, and passing an inspection. Hosts must also follow all applicable zoning laws and health and safety regulations, including maintaining their properties in a clean and safe condition and providing necessary amenities such as smoke detectors and carbon monoxide detectors. In addition to these regulations, hosts must also follow certain rules around noise and disruption.

Under the City of Toronto ShortTerm Rental Bylaw, shortterm rentals are permitted in Toronto if the listing is the host's principal residence. Hosts are required to register with the city and post their registration number on their listing, or claim a valid reason for exemption, in order to comply with the ordinance.

If hosts wish to rent out their entire home, local laws in Toronto require that they only host guests in their place for a maximum of 180 nights per calendar year. However, hosts can rent up to three bedrooms in a unit for an unlimited number of nights per year.

If hosts are renters or lessees, they are eligible to register if the unit is their principal residence, and they must comply with their responsibilities under the Residential Tenancies Act and their lease agreement. Hosts must also collect and remit the four percent Municipal Accommodation Tax (MAT) to the city, either directly or through a shortterm rental company that has signed a Voluntary Collection Agreement with the City of Toronto.

Failure to comply with these regulations can result in penalties and fines from the city. As an Airbnb host, it is your responsibility to ensure that you are following all of the necessary regulations and obtaining the proper licenses and permits.
