North Carolina Real Estate Show (Episode 16)

When you're buying a property, there are a lot of things to think about. But if the property already has tenants, there are some additional considerations you need to take into account. One of the biggest advantages of buying a property with tenants is that it can immediately generate income. This is especially helpful if you're an investor looking for a property that will generate positive cash flow from day one. Additionally, if the tenant has been in the unit for awhile and is uptodate on rent, this can provide some peace of mind knowing that you won't have to worry about finding a new tenant right away.

Are there any cons?

Of course, there are always two sides to every coin. If the tenant is behind on rent or has caused damage to the unit, this can end up being a financial burden for the new owner.

In this video we'll go over everything you need to know to look like a genius in front of your investor clients: estoppels, tenant notification letters, evictions, lease assignments... and more.
