An eviction is a lawful process in which the landlord takes a series of steps to remove the tenant from a residential property if and when they violate leasing terms.

Depending on the circumstances surrounding the lease violation, two notices can be issued in Nevada: nonpayment of rent calls for a 7day notice; tenants who are not compliant with leasing terms may be served a 5day notice. Regardless of which notice the landlord must utilize for that particular case, it must be delivered either in person with a witness present, by the sheriff’s service, or via certified mail with a return receipt.

Note that a landlord cannot simply replace locks in their property without warning or a formal notice if a breach of contracts has occurred.
