House Flip Walkthrough Before Getting Contractor Bids: How Much Should We Fix or Not Fix?

We complete from 20 to 30 flips a year and also remodel a number of rental properties each year as well. We have a lot of contractors and subcontractors we work with when fixing up the properties. We do not simply let the contractors walk through the properties and decide what should be done and what should not be done.

The house we are walking through we bought fro $195,000 from a YouTube follower! This house needs a fair bit of work, but there are varying degrees of remodeling you could do. You could go all out and gut the whole house or you could do the bare minimum. We usually choose a spot somewhere in between.

On this house, we could spend from $20,000 on the repairs to $80,000 based on the degree o the remodel. When walking through it you can see that we do not have to do everything and in fact, we usually make more money when we do less instead of more.

It is also really important to know what the neighborhood will support values or what the other houses selling in the neighborhood are like. If the other houses are not updated or remodeled you don't have to spend tens of thousands of dollars updating everything on the house.

We also want to be very clear with the contractor what we want to be done. It is easy for the investor to be convinced by the contractor that more needs to be done that what the investor wants to be done. Remember that you know the market better than the contractor, or at least should.
