• Describe what you expect from your tenant. List areas that can cause problems and a list of cleaning products and ideas wouldn’t hurt.
• You could include a clause in your lease that mentions your expectations of cleanliness. This way, you could start the eviction process for violating a part of the lease agreement and force the tenant to tidy up.
• You could include a clause in your lease that allows you to do scheduled maintenance on water heaters, smoke detectors, garbage disposals, etc. This will allow you to check up on your rental unit from time to time. Make sure you serve proper notice before entering any of your rental units.
• One of the most effective ways to prevent dirty tenants is to be upfront when signing your lease. If you have a rock solid lease that includes multiple clauses on cleanliness, your tenants will typically change their bad habits.
• Ensure you stipulate any cleaning fees accrued stemming from the tenant’s unclean habits will be deducted from their security deposit.
