How to find and hire a good property manager

So, how do I find a GOOD property manager? I recommend you find them from different sources.

1. Online search: Google, Bing, Etc.
2. Reputation search: Yelp, Google My Business, Etc.
3. Referral: Ask you network Realtors, Financial Planner, CPA, Nextdoor, etc.

Step 2: Create a list of questions you want to ask. DM me QUESTIONS for a list of questions you can use to screen Property Managers!

Step 3: Call them, 2 out of 3 you will not get a live person. Be cautious if you did not reach them on a sales call.

My biggest recommendation is to get clear on what success looks like for you.

There are things we all want like a tenant that takes care of the place and the rent comes in on time. But there are usually deeper needs that are not understood, communicated, and go unmet. Having worked with thousands of rental home owners they usually are:

1. Constant communication You don’t sleep easy unless you know all the details

2. Control You want to pick the tenant, approve maintenance, etc.

3. Save time You want an experienced manager to make decisions, and only bother you it it’s big.

4. Financial Performance This is all dollars and cents to you. Save money at all costs.

5. Meet specific needs You may have had a bad experience with a manager and don’t want to repeat mistakes.

If it’s a blend of 12 then you are self aware and can ask specific questions around these needs.

This manager choice is important as it can make or break your investment future.
