Landlords and property managers need to be familiar with Nevada state Landlord Tenant laws when managing a rental property in Nevada. This video covers everything you need to know about Nevada Lease Agreement laws and Landlord laws in Nevada.

A standard, fixedterm Nevada Rental Contract is usually for a oneyear (12month) period. A Nevada monthtomonth Lease Agreement can be terminated by either party with 30 days notice.

Landlord & Tenant Laws in Nevada: Lease Requirements
In addition to the Lease terms, there are some additional things Nevada Landlords must include in their Lease Agreement.
Nonrefundable fees: Any nonrefundable fees must be discussed in the Lease Agreement.
Movein Checklist: The Landlord and Tenant must complete and sign a movein checklist at the start of the Tenancy.
Nuisance/Violation Information: Nevada Lease Agreements must include information about how Tenants can report nuisances and violations.
Foreclosures: If the property has pending foreclosure proceedings, this must be disclosed to the Tenant.
USA Flag, Right to Raise: Nevada Landlords must provide Tenants with information about their right to wave a US flag on the property.
LeadBased Paint Disclosure: If the rental unit was built before 1978, landlords must provide Tenants with a leadbased paint disclosure and leadbased paint pamphlet.

Nevada Landlord Tenant Laws
Nevada Security Deposit Regulations
The security deposit may not exceed 3 months’ rent and should be returned to the Tenant within 30 days of the end of the Tenancy.

Nevada Landlord Entry Laws
Nevada Landlords must give at least 24 hours’ notice before entering the property for nonemergencies.

Nevada Late Fee Requirements
Late fees cannot exceed 5% of the monthly rent amount.

Renters Insurance in Nevada
Landlords may require Tenants to get renters insurance and can make a failure to do so a breach of the Lease Agreement.

Nevada Returned Check Fees
Landlords may charge a fee of up to $25 for a bad check.

Nevada Increase in Rent Laws
Nevada has no limits on rent increases. However, the procedure for rent increases and notice requirements should be discussed in the Lease Agreement.

Nevada Tenant and Landlord Laws Landlords’ Responsibilities
Landlord Repair Laws Nevada
Nevada Landlords must provide Tenants with a habitable living condition with all utilities and services in good working condition. Tenants should promptly notify Landlords of any needed repairs, and Landlords should make necessary repairs within a reasonable time frame usually 14 days.


Tenants Rights Laws Nevada
If Landlords fail to make necessary repairs, Tenants have specific rights including the right to withhold rent or deduct repair costs from rent. Retaliation by the Landlord against Tenants is strictly prohibited.

Evictions in Nevada
If a Tenant fails to pay rent or violates the Lease Agreement, the Landlord may be forced to start the eviction process. In these situations, Landlords must strictly follow Nevada law and can never resort to “selfhelp” eviction methods, such as changing locks or shutting off utilities.
