Exhibit A: The Broken Window Screen: Tenant Charge
California law requires landlords to provide window screens on all windows. We know this window had a screen before the tenancy, and now it's looking a little worse for wear. This bent and broken screen falls under tenant responsibility and will therefore be a security deposit deduction.
Exhibit B: The Furniture Scuff: Normal Wear & Tear
Tenants have the right to live in their space, furniture and all! This scuff mark likely came from furniture placement, and that's considered normal wear and tear. Pro tip for tenants: a magic eraser can work wonders on these little blemishes! ✨
Communication is key! Landlords, be upfront about preexisting damage. Tenants, let your landlord know if something major happens.
