Ontario Landlords! How to deal with non-payment of rent

Anika Helen from Carson Law Office in Burlington, Ontario, goes over the process of what a landlord should do if they find themselves in the unfortunate situation of a tenant not paying rent.




The first step is to provide the tenant with a form N4, which is a notice to end a tenancy early for nonpayment of rent. Attached to this notice there is a 14day period which allows the tenant the opportunity to fix the problem by paying rent owed or move out of the property. If the tenant pays rent then the N4 becomes void.

If the tenant does not pay rent nor move out, the landlord can file an L1 application with the Landlord and Tenant Board to start the process of scheduling a hearing date to begin the eviction process.




If choosing to do this process on your own, it's good practice to have a paralegal or legal professional review the accuracy of these documents, prior to submission, to prevent further delays.
