In our property management software series, we’ve addressed the core features that you almost certainly want to have in a management software. In this video we’re going to take a look at some secondary features that, while they aren’t absolutely necessary, they can really affect your daytoday experience with software as well as add a lot of value. For this reason, they’re still important to consider.

First on our list is a Mobile app. These days we use our phones more than ever before. More and more landlords are managing their properties from their phones on the go, and a clean easy to use mobile app that connects with your property management software is really useful. Tenants appreciate being able to have an optimized mobile experience where they can easily pay rent, submit maintenance requests, and even sign leases right from their phone. Looking for a software that includes a mobile app will allow you to be less tied down by a computer and freer to manage your rentals your way.

The second item on our list is Rental advertising. Today, listing sites are the primary hunting ground for renters searching for their next rental. In order to lock down applicants and fill vacancies, landlords must be able to quickly post their available units on multiple listing websites. Posting on multiple sites takes up precious time, so being able to post your rental listings on many major property sites all at once from your management software can be a life saver. With a single place to go to whenever you or your team needs to post or edit a listing, this feature can help save hours of your time.

The fourth feature to look out for is Multiuser management. Here, we’re referring to The Ability To Provide Different team members their own, dedicated login to your account. You should be able to control which features and which properties they have access to. Whether you want to give maintenance portal access to an entire team of maintenance staff, add your lease manager as a user to your account, or even just add your spouse or business partner, multiuser management can help keep everyone organized and on the same page.

Another feature to consider is Renter’s insurance. If you’re not already requiring renter’s insurance, you might want to consider it. It’s an excellent and affordable way to provide you an additional layer of liability protection, and property management software can make it easier than ever to require it. The ability to request renter’s insurance through your management software helps stream line your tenant onboarding process. If tenants are given the option to purchase a policy through the software, that’s even better! The convenience of being able to get a quote and purchase a policy right through their tenant portal can make the rental process much less stressful for tenants and faster too! Making it easier to minimize risk for both you and your tenants is a no brainer.
