In this interview at one of Simon Zutshi’s live property training events, Simon interviews Stephen Ray about one of his property developments in the UK.

Stephen explains how he found this potential property development and secured the right to purchase it at £1.4m using a Purchase Option agreement. This is a powerful tool which gives you control over the property and time to gain planning permission, which then increases the value of the property, due to the property planning gain.

With planning permission, the property development site is worth approx. £2m. Stephen can either sell this Purchase Option Agreement onto another developer and make £500k of profit, or he could develop the site himself to realize the development gain as well as the property planning gain, which could be a gross profit of £1.75m.

Using Purchase Option agreements is the smartest way to control sites if you want to make money in Property Development in the UK, or in fact anywhere in the world, because it reduces the amount of capital needed upfront to assess potential property development opportunities.
