Quick Claim Deed: Does anyone have experience with this?

Question about a Quit Claim Deed.
We sold our marital house in October, I filed for divorce in November but no orders have been made, no agreements on child support, spousal support ect.
My ex was renting a place that the owner has decided to sell and now ex wants to try and buy it. I told him he's not supposed to make major purchases until the divorce is settled. Today he's asking if I will consent to having my credit ran and sign a document that removes me from the deed. I told him to have the lender contact me.
The lender states that they will run my credit outside the file to add any debts in my name to his debt to income ratio, but that I will not be obligated on the loan at all. Then at escrow they want me to sign a quit claim to remove me from the deed. He said the only way the debt will affect me is if I try to get an FHA loan within the next year, it'll show I've used my FHA eligibility. He kept saying I wouldn't be obligated to the debt in any other way.
My ex is shady and heartless, he already screwed me on cosigning a rental for me and our kids. So, I'm scared that there's more obligations to this than I'm being told.
