A Notice to Vacate can be an extremely powerful tool to recover rental property from a Bad Tenant who either doesn't pay rent or who has substantially violated the rental Lease agreement. However, a bad Notice to Vacate can actually cut off a Landlord's rights to claim possession of the rental property.

The Texas Property Code lays out the requirements for a legally sufficient Notice to Vacate. The problem is that most Landlords have no idea what that property code is or what it says about their duties as a Landlord or the rights of the Tenant.
