Description:

In a very quiet location and just a few minutes from all services, nestled behind an ornamental vine, there is a spacious farmhouse of about 390 sqm. As soon as you enter the gate, you are greeted by an avenue of tall cypress trees leading to the entrance. The central hall is divided into two rooms: the first is doubleheight and surmounted by a walkway leading to the rooms on the first floor, the second is more intimate thanks to the large stone fireplace. The living room leads to the large kitchen and dining room, both of which have access to outdoor porches. Also on the ground floor and with access from the living room is a small flat consisting of a living room, kitchen, two bedrooms and two bathrooms. On the first floor there are three large bedrooms, each with en suite bathroom. Approximately 30 m from the main farmhouse is a 35 sqm annexe used as a small guest flat. There is also a second annexe, measuring approximately 120 square metres, which is currently used as a warehouse. All the buildings are set in a lush garden where, in a sunny position, we find a 16meter swimming pool. The land is approximately 4.5 ha with woodland, vegetable garden, orchard, bamboo grove and many varieties of plants.

Arezzo is a municipality in southeastern Tuscany and stands on a hill straddling four valleys: Valtiberina, Casentino, Valdichiana and Valdarno. The city has Etruscan origins and became an important centre in Roman and Medieval times. In the Basilica of San Francesco it is still possible to admire one of the masterpieces of Italian Renaissance art, namely 'The Legend of the True Cross' painted by Piero della Francesca. The city is recognised worldwide for being home to highly specialized goldsmiths and guardians of traditions and techniques rooted as far back as the 6th century B.C. In more recent times, it was the perfect cinematographic background for Roberto Benigni's Oscarwinning masterpiece, La Vita è Bella. Thanks to the presence of the highway exit and an important railway station, it is easily accessible from any airport in central Italy, including Rome and Florence. It is an equal distance from Florence, Siena and Perugia and is therefore an excellent starting point for reaching any location in Umbria and Tuscany.
