Land contracts, also referred to as “land purchase and sale agreements,” establish the terms of a vacant land purchase and sale between two parties involved in a real estate transaction. By binding their deal in writing, the document serves as evidence of the sale and may be held up in court if need be.

Land contracts can be used when transferring either residential land or commercial lots, whether unimproved or improved. The buying and selling parties can record everything from the agreedupon purchase price to the scheduled closing date. Any financial obligations and due diligence periods may also be recorded on the contract.
