Submitting Complex time schedule containing hundreds of pages of nicely organized and colored could be very difficult to understand by project stakeholders whose role is not a planning and scheduling engineer.
Those stakeholders, and in particular the stakeholders from the project owner, project management consultant, and supervision consultant entities, need to have a complete understanding of the strategy to be adopted by the contractor in delivering the capital construction project, which is reflected in the integrated project schedule.
Hence the importance of the narrative schedule report will include tables to capture the details of milestones, project segments or zones, constraint dates, assumptions made, and a list of calendars used.
The purpose of a narrative report is to provide a summary of the work, explain the plan for construction, show how the schedule meets contract requirements.
Here are some of the topics that I would expect to see in a baseline narrative:
1. Introduction & Project Overview.
2. Project Location & Package Layout .
3. Scope of Work.
4. Project Description.
5. Mobilization Plan .
6. Coding & Key Plans .
7. Construction Planning Methodology showing , Schedule Assumptions ,Structure Works , from Ground to roof floor Internal Finishes Works and External Finishes works.
8. Man Power Histogram .
9. KPI’s .
10. Cash Flow .
11. Schedule Attachments. Including Key Dates ,Project Summary ,Construction Summary,All Project Activities .
